Economic Development

Planning and zoning entitlements

Nevada Strategies’ Bruce Breslow is a former mayor and planning commissioner who worked for many years with developers, clearing their paths for successful, profitable projects. He has expertise in zoning, land use, housing development and water rights.

Guidance on revenue bonds and housing bonds

We have comprehensive experience running the State’s Industrial Development Revenue Bonds (IDRB) Program and working with developers on affordable housing bonds.

Site selection

Our work in private sector commercial development provided us with expertise in land acquisition, entitlements and water rights. We put this expertise to work in various government leadership positions where we guided companies as they relocated to Nevada or expanded operations in our state.

Opportunity zone projects

The Tax Cuts and Jobs Act of 2017 (specifically §13823; effective 12/22/2017) established a new tax incentive for capital gains invested into certain designated low-income census tracts, called Opportunity Zones. We have a profound understanding of this legislation and can help guide business through its many layers of nuances, providing insight about how to invest equity capital into specified low-income communities to stimulate economic development.
